We bill the carrier directly using Xactimate and a signed Direction to Pay. Homeowners do not pay out of pocket, and we never collect deductibles — those are owed to the carrier or the general contractor handling structural repairs.

    David inspects the property, photographs the loss, scopes the work, and presents the Work Authorization and Direction to Pay for signature. Inspections are typically scheduled within 24–48 hours.

    Signed authorization

    Once Work Authorization and Direction to Pay are signed, we coordinate directly with your adjuster on scope, pricing, and approval — no need for you to be the middleman.

    Production packout

    Crews arrive with materials. Every box is labeled, every item is photographed, and a digital inventory is delivered to you and your adjuster.

    Climate-controlled storage

    Contents are transported to our private climate-controlled facility under chain-of-custody documentation tied to your claim number.

    Cleaning and non-salvage documentation

    Smoke, soot, and water-affected items are cleaned during storage. Items that cannot be restored are documented on a non-salvage list and submitted to your adjuster for contents settlement.

A signed Direction to Pay routes payment from the carrier to us — you never float the contents portion of the claim. This is the standard adjusters expect, and it keeps the homeowner out of the middle of carrier disbursements.

We have one critical rule: we never collect deductibles. If anyone calls themselves a packout vendor and asks for your deductible, that is a red flag.

Do I have to pay out of pocket for packout?

No. Packout, contents cleaning, contents storage, and pack-back are covered under standard HO-3 and HO-5 homeowners policies as part of a covered loss. We bill the carrier directly through Direction to Pay.

How fast can a crew get on site?

On-site inspections are typically scheduled within 24–48 hours of the call. Emergency Packout response for active losses (ongoing water, life-safety) is dispatched same-day where possible.

Are you a moving company?

No. We are an insurance-claims contents specialist. The documentation, billing workflow, storage protocols, and adjuster coordination are different from how a moving company operates.

What if some items can't be cleaned?

Items that cannot be restored to pre-loss condition are documented on a non-salvage list with photo evidence, then submitted to your adjuster for cash settlement under your contents coverage.

Can I get items out of storage during repairs?

Yes. Schedule a vault pull and we will retrieve specific boxes or items.

Do I need a claim number to call you?

No. Many homeowners call before filing. We can walk you through what to tell the carrier when you open the claim.

Adjusters — how do you deliver scope and documentation?

Xactimate-coded scope priced to the loss ZIP, photo inventory by room, item-level condition notes, chain-of-custody manifests, and a photographed non-salvage list. Delivered as a single packet to your inbox or claim portal.

Property managers — how is packout handled on a tenant-occupied unit?

We coordinate access with the property manager, document the tenant's contents separately under chain of custody, and bill the carrier on the policy that covers the loss. The PM stays informed without becoming the middleman.

Mitigation companies — when should you call us in?

Call as soon as you scope demo. Getting contents out before structural cuts begin protects your scope, the homeowner's belongings, and the timeline. We will not cross your scope or bill structural line items.

General contractors — how does pack-back coordinate with the rebuild?

Pack-back is scheduled against your punch-list completion. Cleaned contents only return after HVAC, paint, and flooring are signed off so cleaning work is not reabsorbed by residual odor or dust.

Public adjusters — how do you support a represented claim?

We provide documentation and Xactimate scope; we do not represent the policyholder. PAs use our inventory, non-salvage list, and condition photography as the contents backup in their negotiation with the carrier.

How is valuation handled on the contents settlement?

Each item carries pre-loss condition, post-loss condition, and a replacement-cost estimate with standard depreciation. Valuations are estimates and may change after processing — the Work Authorization makes that explicit.

What if the loss is a total loss?

On total-loss contents we run a documented sort-through at the property or facility, photograph every recoverable item, and produce a comprehensive non-salvage list for the carrier's contents settlement.
