How the Process Works

Enter only after clearance. Photograph every affected room wide before touching anything.

Call for a contents assessment
Call 214-718-1685. We assess how far smoke and odor spread, identify what needs off-site cleaning versus on-site treatment, and present the Work Authorization and Direction to Pay.

Segregated packout under controlled conditions
Soft goods, hard goods, electronics, paper, art, and specialty items are packed separately so each category can receive the correct cleaning and deodorization method.

Off-site cleaning by material type
Textiles laundered and processed with esporta-style or ozone deodorization. Hard goods ultrasonic or hand-cleaned. Electronics tested and cleaned by specialists — never powered on at the property while contaminated.

Professional deodorization methods
Hydroxyl generators, thermal fogging, and ozone chambers are used where appropriate to neutralize odor at the molecular level. Ozone is performed only in controlled, unoccupied conditions inside our facility — never on occupied property.

Non-salvage documentation
Items that cannot be effectively deodorized (many mattresses, dense upholstery, some pillows) are documented with photo evidence on a non-salvage list and submitted to the adjuster for contents settlement.

Pack-back after structural work is complete
Cleaned, deodorized contents return only after the mitigation team has finished structural smoke remediation and HVAC cleaning. Returning cleaned items to an unsealed space re-contaminates them.

What is outside our scope
The following belong to the mitigation contractor on the loss, not to us:
- structural smoke remediation (walls, ceilings, framing, insulation)
- HVAC duct and equipment cleaning
- whole-house or in-structure deodorization while the home is occupied
- any occupied-space ozone treatment

Do you use ozone treatment on my home?
No. Ozone is only used in controlled, unoccupied conditions inside our cleaning facility — never on occupied property. Ozone in a living space damages rubber, plastics, and finishes and is a health risk.
What deodorization methods do you actually use on contents?
Professional methods matched to the material — laundering and detergent chemistry for textiles, ultrasonic or hand cleaning for hard goods, specialist processes for electronics, and hydroxyl, thermal fog, or ozone-chamber treatment inside our facility where appropriate.
Can I wash smoke-damaged clothes at home first?
No. Home washing sets protein residue and odor permanently and the carrier denies the cleaning claim on those items. Soft goods need controlled cleaning at a contents facility.
The fire was next door, not in my unit. Are my contents still covered?
Yes on most policies. Smoke damage from a neighboring fire is a covered peril on standard HO-3 and HO-5 policies. Your contents claim runs through your own carrier.
How long does contents smoke odor removal take?
Typical cycles are 2–6 weeks depending on volume and category mix. Pack-back is scheduled to follow completion of structural smoke remediation.
What items usually cannot be deodorized?
Many mattresses, dense upholstered pieces, some pillows, and heavily-loaded paper items commonly bond odor at the fiber level. Those are documented as non-salvageable with photo evidence for adjuster settlement rather than cleaned.
Do you charge me for any of this?
No. Direct-to-carrier billing in Xactimate, and we never collect a deductible on a covered claim.
